There are several signs you should be aware of to stay proactive in the longevity of your roof. There are several signs that your roof is failing. Ignoring these signs can lead to costly roof replacement versus roof repair.
Sign #1, There are Several Loose Shingles
Shingles can become loose or fall off by storm damage or because the roof is past its prime. If you have shingles coming loose or falling off, your roof isn’t going to be very useful in protecting your home.
Sign #2, Shingles are Curling, Cracking, Dry, or Blistering
When shingles start showing either one of these signs it usually means they have reached the end of their life. It may be necessary for a new roof installation. Blistering could also be due to high humidity levels, which is usually the result of a poor roof ventilation system. This is something to be mindful of when living in the south.
Sign #3, Roof is Sagging
A sagging could be caused by several things. Your roof could be weak and deteriorating, it could have been installed improperly, or it might be supporting too much weight (debris, ice, etc.). Whichever the cause, roof sagging is a clear sign that your roof needs to be replaced. If your roof is sagging and action isn’t taken soon, it could collapse.
Sign #4, There are Dark/Dirty Areas on the Roof
Darker areas usually begin to appear when granules begin to fall off shingles. This means your shingles have aged and will need to be replaced soon. Dark patches could also be a sign of algae or moss growth on your roof, which should be removed as soon as possible.
Sign #5, There are Granules in the Gutter
When shingles start to lose granules they have reached an age where they are no longer as effective as they use to be and must be replaced. They will continue to lose more granules as they get older.
Sign #6, There are Exposed of Loose Nail Heads
If nails are popping out of place on your roof the holes and spaces around the nails become susceptible to water penetration that can lead to leaks in the roof. This can result in a lot of moisture damage.
